  • Step 1: Submit Your Application With Us - Phone or Computer

    The formal process begins with your mortgage application. We understand that paperwork can be tedious, but it really is critical to getting you a home. Think about it: would you lend hundreds of thousands of dollars to someone without asking them some questions or getting some documents first? Probably not!

    Anyway…

    The application is EASY, and not a test: it is important that you are honest and do the best you can. If, for some reason, you don’t know the answer to something or you are stuck somewhere, just call or email us anytime (contact info above and below)—we are here to help.

    Once you have submitted your application, Federal compliance requires that an actual Licensed Loan Officer (our team leader, Thomas Johannsen, in this case) goes through everything. Thomas will reach out to you to go through everything shortly with you.

    If you are trying to submit an offer with urgency, and need a pre-approval letter right away, it is important that you CALL THOMAS IMMEDIATELY. He is able to get to applications very quickly, though he does have a family and life, so we kindly ask for your help in reaching out if there is an urgent need.

  • Step 2: Upload Your Requested Documents

    Once you have submitted your application, we will need to see some documents to make sure we be certain about your pre-approval details, including:

    • eligible loan programs

    • maximum pre-approval amount

    • property type(s)

    • interest rate

    • down-payment assistance eligibility

    Common documents required include:

    • Drivers license

    • 2 months of bank/investment account statements

    • Last 30 days of paystubs (for W2 employees)

    • Last 2 years of W2s (for W2 employees)

    • Last 2 years of tax returns (for property owners and self-employed)

    • Mortgage statement(s) (for property owners)

    • Homeowner’s insurance statements (for property owners)

    • Military service record / DD214 (for VA loans)

    Upload documents through the application portal.

  • Step 3: Get Pre-Approved & Work With Your Loan Officer to Make a Financial Plan of Attack to Win your Home!

    Most Loan Officers will simply give you a pre-approval letter and amount and leave it pretty much there.

    There are countless options for every client, even if you don’t get pre-approved due to a life constraint, like issues with credit, income, or work history.

    Thomas Johannsen, your Loan Officer, will work WITH you to create a plan that ensures you:

    • Stay within a budget you are comfortable with

    • Review and select the best-possible loan that suits your requirements
